2027 Rent Increases in Independent Living Retirement Homes

If you live in an independent living or retirement residence, your tenancy is covered by the Residential Tenancy Act (RTA). This means there are limits on how much your rent and mandatory service fees can increase each year.

For 2027, the maximum allowable rent increase is 2.2%.

Check your rent increase notice

If you receive a notice that your rent or service fees are going up:

  • Check the amount. Your increase cannot be more than the maximum allowed.
  • Check the date. You must receive at least three full months’ notice before a rent increase takes effect.
  • Check what is changing. Make sure you understand whether the increase is to your rent, your service fees, or both.
